. WHO HAS THE AUTHORITY TO VOTE A UNIT OF THE PRCA AND UNDER WHAT CIRCUMSTANCES?

A. Each unit owner is entitled to one vote for each unit owned. If title is held by more than one person or by a legal entity such as a corporation or 
partnership, only one titleholder or member of the legal entity shall cast the vote. A DESIGNATED VOTING CERTIFICATE must be signed and filed with 
PRCA by the owners or legal entity stating the name of the designated voter.

  HOW MAY A UNIT BE USED?

A. A unit may only be used as a residence and not for business or commercial purposes. Each unit may not house more than six persons. If the owner(s) 
decide to use the unit for rental purposes, the unit may not be rented for less than one month or thirty days, whichever is less. If a unit is being 
sold, or leased for at least four months, the contract or lease must be submitted to the Board of Directors of PRCA for the Board’s approval.

HOW ARE THE QUARTERLY MAINTANCE FEES DETERMINED AND WHAT ARE THESE USED FOR?

A. The quarterly maintenance fee is based upon an operating budget adopted by the Board for the operation and maintenance of the Association and the 
common areas.

ARE THERE ANY CLAIMS AGAINST PRCA EXCEEDING $100,000.00 IN LIABILITY?

A. No.

IS THERE ANY SPECIAL CLUB FEE, OR OTHER FEES, REQUIRED IN ORDER TO USE THE RECREATIONAL FACILITIES OF PRCA BY A UNIT OWNER, OWNER’S GUEST, TENANT OR TENANT’S GUEST?

A. No.

ARE THERE ANY RULES, REGULATIONS, OR BYLAWS, WHICH PRCA HAS ADOPTED WHICH A PROSPECTIVE BUYER SHOULD BE AWARE?

A. Yes, see the rules and regulations and consult the Condominium By-Laws.

ARE THERE ANY SPECIAL ASSESSMENTS PENDING OR ADOPTED FOR REPAIRS OR CAPITAL EXPENDITURES PAYABLE BY THE UNIT OWNERS?

A. No.

When you acquired title to your Punta Rassa Condo you automatically became a member of the Punta Rassa Condominium Association with all of the 
privileges and obligation of membership. You are urged to become familiar with the condominium documents (the Articles of Incorporation, Declaration 
of Condominiums, and By Laws of the Association), which you should have received at the closing of your purchase. 

The Rules and Regulation as approved by the Members at an annual meeting held November 14, 2008 are listed in their entirety in the next section, bur 
the following headlined items are included for quick reference. However, the actual Rules and Regulations are the final word.

Association Dues – You will receive quarterly billings for maintenance fees and occasional mailings regarding business and other affairs of your 
Association. Information regarding business and other affairs of your Association will also be posted to this site. Maintenance fees for 2009 are:

Building 1 $1938.00
Building 2 $1725.00
Building 3 $1293.00
Building 4 $1512.00

Applicability of Association Rules The Condominium Association Rules and Regulation concerning parking, amenities and other aspects involved with you 
Association are included below. If you plan to rent your unit to a third party, please familiarize your tenants with these as they pertain to owners 
as well as renters.

Voting Record Multiple owners (two or more persons) or a corporate owner will need to submit a voter certificate form, which is the official record of 
who may vote on Association issues. Contact the property manager for a copy of the form 239-466-9148.

Leasing/Mortgages The Association is required by laws to maintain a record of any mortgage holder involved with you unit; we do not ask for any of the 
terms of the amount of the mortgage, only the name and address of the mortgagor.

Keys Emergency Maintenance As required by our Documents, please provide a key to your unit to the maintenance supervisor or property manager for the 
purpose of pest control and emergency maintenance pertaining to car and preservation of the property.

Parking Permanent parking stickers should be displayed on the bottom left inside of the back window. 


Pets
-  Keeping and care of pets are strictly regulated by Association rules and regulations.  Prior written approval from the Board of Directors is required, and the number and type of pets permitted is very limited. See Association Rules and Regulations for specifics.
